Friend of mine wants to sell 12 acres in Onancock Va. Located on Delmar Peninsula. 170k Anybody with knowledge of the area? Is he asking too much? |

I live in Va Beach and have been looking for hunting land for a long time. I’d be interested in 12 acres on the Shore, but to me, over 14k an acre is too pricey. Doesn’t mean he won’t get it, just I won’t be the one buying it. |
New? No, That's not new, I've had it for years.
| I recently sold a plot of land in Virginia. It’s about .9 acres though but sold it for 550k. It was a commercial plot though and we had it on loopnet and other sites. It took about 8-9 years though. There are agencies that can put it up for sale for you I guess some coming to mind would be Parker Brunell, SB Nuesbalm etc. What I did was drove around looking at plots of land for sale and what company logo was out. |
| That is a high asking price simply because of the limited access to the area. It costs you at least $20 simply to get to the Eastern Shore from HR. Couple that with the fact that it is a long drive to get to the land location and he's looking at a tough sale. From Richmond that area is at least 2.5 hrs if traffic is okay. From NOVA it is probably a little more and traffic is always an issue. My family's place is almost directly across the bay from that land location and it is over a 3 hr drive to that spot. |

Any soil survey as far as water and septic percolating? Is there any road frontage? What is the zoning? Can it be subdivided? Any potential for commercial development? All these things affect value. |
