Hello, Our looking around at different states and areas for rural retirement, has brought up back to focus on the above counties: I am somewhat familiar with Schley and Ellaville and am up there for farm work once every couple months (friends farm). Born in Upson was not raised there. We are looking for 10 acres or so and may choose to build but also getting ready to drive up and look at some existing homes with similar rural acreage. Max budget for home and land us $450K, max for vacant land is around $100K. We are very conservative and looking for an area with like-minded folks and very minimal growth. Will not need to travel for work. I am guessing Thomaston and Americus would be closest city with a hospital but we understand having to drive for certain things etc. We like these counties due to voting histories of the areas and demographics. Any advice or opinions of these areas is very much appreciated. BTW... I love Barrow's NAPA LGS in Butler. |

I would choose Schley over the others. It's furthest from Atlanta. I has the smallest population (but 2nd out of the 3 for lowest density). Closer to Florida for beaches, trips, etc. |

From a shopping, health care and real estate availability standpoint Upson county should be looked at hard. Our taxes are pretty high, our school board thinks money just falls from the sky. Look for property outside of the city limits, total tax bill will be substantialy cheaper along with utilities. We have 3 electric providers, city, Georgia power and Upson EMC. My primary office is in Americus (Sumter County) which is less than 15 minutes away from Ellaville. I live in Lee County which is South of Americus. Schley county is in my six county work area. I love working with the folks in Schley county. |
