So the spouse and I are checking out houses in the Florence, Mullins, Marion communities. Have a realtor, going to be moving probably in about 18 months. What am I in for? Crackheads? Meth farms? Zombies? As I get closer to retirement, this is getting more real. So be gentle. :) |

It is a short drive to east Columbia amenities, is known for nice properties and even has fantastic hometown main street vibe of shops, restaurants and such. My wife likes Camden. They have a famous horse steeple chase there every year, a local car track if that is your gig (sports cars). It is right off I20, and about an hour west of Florence. My wife and I have decided to retire in Georgetown because we want easy access to the beach but also have discussed Camden. Crazy as it is, it is only 20 minutes from my home now but it is a totally different vibe. I see you are showing your state is AZ. I lived there for 5 years, Florence is just a bit smaller than Flagstaff but way uglier, LOL. Think of it as roughly Prescott in size. Camden is about the size of Prescott Valley. Don't expect any of the areas to be nearly as picturesque as AZ. We don't have Sedona, Flagstaff or Mount Lemon to enjoy. It is flat and covered in Pines and oaks. PM me if you want to meet up in Camden for dinner. My wife and I can meet y'all. |

My spouse wants to be no less than 85 minutes from the coast. I have worked that from 45 minutes, to expand our search area. She likes Conway, but I dont want to be in a city. I want an acre or more, so I can have a workshop. There are a few more wants on both sides, but it really comes down to the area, and whether it is going to have the infrastructure she wants (grocery, gas, shops within 20 minutes), and my wanting some privacy. If we found the perfect house in town, I would settle with less property. So we are looking in Lake City, Mullins, Marion, and parts of the outskirts of Florence. I lived in Florence for over 10 years. Like every small city, it has good areas and bad areas. Florence would be a much smaller town, except for the hospitals, attorneys, and government agencies. Florence is the center of federal government activity for the entire PeeDee region, with a fairly big federal building and other offices. Actual downtown Florence is not desirable. What homeless there are will be found in that area. The area just to the north of Florence (Quinby) is a real mix. A lot of very redneck people, mixed with an equal number of minorities. That part of town can be good or bad almost on a street-by-street basis. The airport corridor is (or used to be) disproportionately dominated by trailer parks and cheap housing. I would recommend looking in the west side of Florence, on the western side of I-95 and south of I-20. Very nice neighborhoods with a mix of upscale and middleclass houses. Look at Springdale Place, Old Court, Oak Forest, Pine Needles, etc. I lived in the Pine Needles neighborhood, but all those in that area are comparable. Convenient to Florence, but easy access to I-20 if you want to go into Columbia or head towards the upstate. |
Our idea of a rough TDY was if the hotel did not have a swimming pool.

Aynor’s a neat little town. But I could not imagine living there during the summer. It’s THE main thoroughfare for MB. Even if you’re heading to North MB or through Conway for MB, you have to go through Aynor unless you’re coming from the Charleston area up 17. I’ve got friends in Georgetown and absolutely love it. |

I don't know the area you're looking in very well, but I've got a kid going to school in Hartsville and that's a really nice little college town surrounded by farms right on the edge of your desired distance from the beach. If it was me, I'd look at places like Newberry and Fairfield counties too, it's farther from the ocean but there's way less poverty and absolutely beautiful farm and woodland. I'd choose near the mountains over the beach in SC any day too, second the area where the fires are currently, that's a much nicer climate and tons to do. Consider how far you are from an ER too. They refer to the high tax payers on Lake Wateree as “those people” because they would like some county services like fire and ems. Instead the head councilman spent a million buck on a bronze statue supposedly MLK. But it’s funny how it looks more like him. Now Kershaw county is great. Just stay out of Camden. Great to visit, but the city sells power to residents and they were getting $800 power bills. |

Newberry County is relatively rural and fairly well run. My wife worked for years in the town of Newberry in a public-facing job. LE was very responsive when needed. The folks "acting out" were typically from "elsewhere" who still believed banging keys on the counter and yelling at staff was motivating to others. Columbia and Richland County lost a state senate district because the Columbia FSA was driving away business. My rural area in NW Richland got picked up by the state senator out of Newberry. He actually acknowledges we exist. |

You don't have to convince me. I left SC for Jacksonville several years ago and moved back because I am not a city person. I'm in Georgetown every day. I read a story the other day that they're turning the mill into a bioenergy plant. So I guess they'll run the power plant at IP. Not sure how may jobs that will keep, but there several mechanical contractors and the companies that sell them supplies who will benefit. also - I grew up in williamsburg county. I live there now. There used to be a few larger plants here that produced textiles, etc. The last of those closed up and moved their manufacturing overseas in 2000 and the town went from bad to worse. we're not blackville-hilda or colleton county, yet... |

Lamar area, waste manure, sweet potatoes, waste from cambell soup in Sumter all ended in a big lagoon to produce methane that was used in a large (12 clynder ) generator. Chicken farm operation adjancent to generator site, same owner, conversation with him I why he sold us Electricity and used Duke for the farm? Answer was that because of .Gov Requirements he used $.10 Kwh for the farm, and sold us $.13+ Kwh.. So he could not afford to use his own elecricity. Think this was from the PURPA regulation; power generator must hnave a certain % of total power production generation renuable. This is the only reason for any wind, solar, bioenergy, is basically the power Co. are force to buy at any price a some % power production, at the expense of cheaper Coal, Nuclear, Gas. |

Now, I get what they're saying, but a few weeks after the plant closed, an ammonia leak caused the entire town to smell like cat piss for a week. On a cloudy day if the wind was in the right direction, you'd smell the sulfure/rotten egg smell from hydrogen sulfide. |

I drove past that statue Thursday, and I was thinking at the time it sure doesn't look like any photo of Martin King I ever saw. I live in Blythewood/Scouthood where we have gangs and a 1000 acre electric car factory ruining the town. So rule this out. But I dearly love Winnsboro and Ridgeway. The politics suck, but the people have always been very nice to me and it is a beautiful slice of countryside. |

Super excited. I retire in October, but will stay on the job until next year. In the meantime, gonna be spending time getting the house ready for the move. |
