Looking to move west of Harrisburg by April/ May of next year. Live in Pottstown now. Just got a pre-approval letter. Anyone near Elizabeth PA? Looks like plenty of job opportunities nearby. A sportsmans club. The Pittsburgh ren faire. Good? Bad? TIA |

| As long as you steer clear of the city of Pittsburgh that just elected another liberal mayor and stick to the suburbs the area is good. I’m in Monroeville a few miles away but have family in Elizabeth. There’s clubs around the area. I’m a member at McKeesport Sportsman’s Association. |

Thank you for your replies, and messages. I stopped responding because, wow what an experience this has been. This market, and the process has been horrible. By the time I could respond, I was already in a new direction. We were living with, and taking care of my grandmother for 12ish years. She passed. The market doubled the prices in our area, so we needed to move. Couldn't afford to purchase her house from my dad, and uncle. Was only even approved for 60% of what these houses are selling for. The first approval I applied for, after 3 weeks of nothing, replied, "Congratulations, you're pre-qualified." The next one went much better. Here are a few of the issues. Agents not returning phone calls. Agents straight up hiding inspection documents hoping I wouldn't read what I was signing. Agents being an hour late to showings. Agents wanting me to waive inspections, and almost being mad that I wouldn't. Zillow using AI to show what a place COULD look like. Zillow, Realtor, listing stuff as for sale, when it was not, or was an auction. Water infiltration. Pest infiltration. Cracked, and or sinking foundations. Tree roots growing through the foundation. No heating systems. Wildcat sewer systems. (Basically a pipe running out to the nearby stream.) Etc etc etc.. All of this on places saying move in ready, or "conventional loan" when they were nowhere near move in ready. Or, were a cash only deal. One place in particular looked beautiful in the pictures. The basement was flooded, and all of the windows needed to be replaced. So much for cozy, and inviting. Many hours wasted. Used all of my sick, and vacation days. Called out. Spent quite a bit of money on gas, hotels, etc.. I can not count the number of properties I called about. Or, the ones that sold a day after scheduling to look at it. One in particular was on the market 435 something days. The reason: the seller was having a house built, and couldn't move till May. Perfect! That's when I need to move by! 2 days later they accepted an offer. There were virtual showings, and videos. We walked through too many houses that were not as described. I had 20% down, high 700s credit with no real debt, and supposedly a good job. I couldn't buy a house. Till now. But, even this place. The seller had stopped paying their mortgage. They were about to go into foreclosure two days before settlement. Both agents took a cut from their fees to keep the deal moving forward. That all sounds like complaining, and it was. But, most of what happened saved me from making an emotional decision, and not a rational one, because I needed to move, and was running out of time. That house where my buyer's agent was upset with me for not waiving the inspection... They took the other offer to sell it faster. 3 weeks later that buyer backed out. He called me back, but I already had an offer in on this place. Double the acreage (only .6, but better than .3), more garage space, in a much better town. Anyway, I'm here at my new house. Cleaning, fixing, removing 4ft tall weeds etc.. ya know, normal stuff. Have an air mattress. Life is good. Was able to extend the stay at my grandmother's house, I'll be back and forth for a couple of weeks. I'm in Bloomsburg now, so if anyone is close, and you like to do yard work... |
