| My husband and I own two rental houses, when we began renting them out I downloaded a standard rental agreement from the state of Oregon housing authority. It does not protect us very well if our tenants trash the place so I need one that will. I am willing to pay for this service, I just do not know how to find help. |

EZlandlordforms.com You can customize your lease from there. However, some states, like NY, only allow so much of a security deposit. Typically only one months rent. I'd check your local laws first. The way to protect yourself is to get the best tenants you can. An interview, references from their past landlords, and asking them why they are moving is a good start. Also write in semi-annual inspections. That way you can get in the place every 6 months and see what condition it is in. |
