It seems to be in the foundation. It is running out in the laundry room floor. I removed baseboards and there is water on concrete and all the drywall I can see and feel is dry.

And its nothing to do with the washer drain line? prob not cause soapy water would be a easy clue, I think!! first I would make sure their is water lines in that wall or coming up out the foundation, then do what a contractor would do tear off the sheetrock or cut out a small window to investigate. then determine if it is an easy fix or a tear up the floor!! I could help one day it should be easy to determine if it easy or call in contractors. but if you don't have any waterlines in that wall space then go check your roof!! we are having a lot of rain and I seen water travel into funny places!! |

On a similar note, I just noticed a little bit of dampness under my water heater, it seems to be coming from the drain plug (which it's time to flush), I think the unit is about ten years old, but I'd have to look at the sticker on it to be sure. Is this likely to be a remove/replace or repair (or even just tighten down more)?

Cut a couple of witness holes, the pipes in the wall are gtg. I saw no leaks or damaged drywall. It is a slow but steady leak

That's who I called. Top notch guy. Turns out my wife knows him and his wife from church growing up. The leak is in the foundation so we have a leak specialist coming to find it. Then........ I'm going to turn Mike loose.
