Im looking to move to mo. I was under the impression that it was easier to find a home in a small town in mo. Whats the situation there? My price range is under 280k

Nice lake but not as crazy traffic-wise as LOZ. Also, no homes on the lake so the lake is surrounded by undeveloped land other than state parks and a few marinas. |

Congrats and I'm jealous.
We have been looking for a year, easily. Everything either needs massive amounts of work, needs a little work and goes for over ask, or just plain gets bought sight unseen. We will probably build just to unsure we get something we can live with. The junk people are throwing money at blows my mind. |

You will need to make an offer within 3 days max of it being listed and plan to pay 10%plus over asking if the sellers agent says they are getting multiple offers to review. I was able to snag what I wanted by making my offer look better. Large down payment, large earnest payment pending closing and offering as-is purchase up front. Basically guaranteeing that the sale will close unless the inspections are totally fucked. |

We ran into the same issues. I really don't mind a house that needs some work, but some of the homes we walked into and their asking price didn't justify us buying them. We could buy one to fix up and spend probably 50 grand to do so,, or spend 20-30 grand more on a house that's move in ready and maybe paint a couple rooms. |
