I have been looking at a couple different pieces of land in SW Missouri, is there any thing I really should know?   Assuming I am talking about no where near Branson, is this where the toxic waste has been dumped for the last 100 years, is it the Meth capital of Missouri, is it already full (of Yankees) or even crazy locals that do not understand property rights?

I have lived in SC, NC, GA and TN.  My grandparents were in AR, but that was 30+ years ago.

It seems the area has reasonable taxes, ok gun laws and the cost of living is not crazy.  My wife and I can work any where we can get a decent internet connection.

I have read more that a few of these type of threads, so hit me with your best shot.

The land in southwest Missouri is more rolling, more pasture and grassland than the more rugged Ozark region of Missouri to the east. It's the transition from the densely forested Ozark mountains to something closer to the prairies of Oklahoma. There are some decent float streams in southwest Missouri, but nearly as many (or quite as good) as the true Ozarks.

Nice area really. Good roads. Easy access to Springfield and Interstate 44. I think some of the electric co-ops in the region have strong fiber internet backbones in place. Good hospital in Springfield.

Some of the most frighting weather in state lands in southwest Missouri. They get the bulk of the state's tornadoes and winter weather seems more prone to ice there.

My wife and I bought a home in SW Missouri a few years ago and relocated from Illinois. We just couldn't live with the taxes and politics there any longer. We're about 45 miles NW of Springfield near Stockton. For the most part, we're very glad we made the move. Living in the country is much less stressful and we enjoy the quiet, the small town atmosphere and the wildlife. People are friendly for the most part. Property is inexpensive and our taxes are a fraction of what we paid up north. I like being able to shoot whenever I want on our own property without anyone getting upset. We do miss the variety of ethnic foods. There is no good pizza here and something like an Italian beef sandwich or gyros is out of the question. All in all, I'm glad we made the move and I wouldn't go back to Illinois for anything.

We, like sleepercaprice, moved to Cassville about 3 years ago from the Chicagoland area.  We're in cow country, with farms all around us.  People are friendly, we have a local Walmart, subway, Micky"D"s, and some good local restaurants.  Medical resources are kinda slim, but available.  We go to Springfield a couple of times a month, about 1 1/2 hour drive.  We have 5 acres, so I can shoot in my backyard, we have a small garden to grow veggies, and  with the  peaceful and serene atmosphere, it is our bit of heaven.  Neighbors are mostly cows, sheep, chickens, and horses.  We love it here.

Country and Cows do not worry me, I have that now.  From my house, I cannot see any other houses, just cows.  I am just still too close to Charlotte at more than a hour away.

Check out Zillow, for examples of what property values are.  My main concern around here is access to water, lots of cow ponds, but no flowing rivers, creeks in close proxcimity to my location

I live in the most south-western corner of Johnson County which borders the Henry County line in which the town of Clinton is situated. Clinton has a pop. of about 20K and I go there for some great fishing on arms of Truman Lake and hunting on thousands of acres of Conservation land.

Clinton might be more north than you'd want, but it has a very good hospital(Golden Valley) system, good communications hookups and good jobs and only about 30 miles max from a great college in Warrensburg which in its own right is a very good town.

Clinton is also near Warsaw which is known for some of the best fishing of Spoonbill in the nation.

Only problem is no matter where in the SW part of Missouri you move, it'll put you somewhere into tornado paths, so finding a home with either a basement or tornado shelter is vital.

Branson is a lot like Vegas without the Casinos.

(Yes, I realize you can buy alcohol in Branson. It's just not prevalent outside The Landing, as I recall . . . it's been a while, though)

I've often thought that SW MO would be an ideal spot but part of that is I like to fish.  From there you're close to Pomme, Stockton, LOZ, the Rock, Bull Shoals, Grand lake and truman.  You can also hit the ozark streams pretty handily.  I'd like to be within 45 min to springfield for ethnic and better food opportunities.  I live in rural Mo now and don't see myself moving anytime soon but if I were going to move, I'd look hard at that area.

I like the Clinton area, decent area with lots of access to outdoors stuff.  If you need to get to a bigger place, Warrensburg is not far.  Springfield is not far either.

Another possibility might be between Springfield and Joplin.  Canoeing in southern MO is great, lots of fun.  Lebanon might be a consideration too.

I like the area around Tipton too, easy access to Jeff City or Sedalia, plus Burger's Smokehouse in California for cheap seconds on smoked hams and beef sticks at the factory store!

I've noticed the same thing about Cedar County. We bought here in Cedar a little over 3 years ago and I've noticed prices going up and the number of listings going down. It seems property moves pretty fast here.

I get regular email listings from Zillow and their prediction for our area is 11% property value increase in the next year, at least on our home. That sounds optimistic to me, but it could be the way things look lately.
