What are the typical price ranges of in-ground pools...we're thinking about putting one in, but we don't want to spend a fortune doing it. Anyone experienced with the process and pricing? HH ETA: Are there any national companies that you'd recommend....any locals for the TX folks to chime in on? |

You certainly have a kick-ass pool setup. 15K for a pool––or so––would fit our needs just fine. We don't want/need a garden-type pool, just something where the girls don't have to go to the subdision pool to have fun and be able to swim. Nothing fancy...just a family pool where the neighbor kids and ours can gather and have fun. Any suggestions on any *builders* that are nationally known?...or is local the way to go? HH |

We're toying with the idea of a built-in hot tub...but it's not nearly as important as the pool itself. Would be nice though for dad and momma. HH |

We used Premier Pools. They were very good and finished a day or two early.
This link explains the process. Premier Pools & Spas The hot tub was an above ground Beachcomber but they went out of business and now another company is using the same name IIRC. Are you going salt water? |

Marksman, you've been a great help...not really sure what we're gonna do yet, we're exploring right now. 30-40k for your average gunite pool
15-20k for your average vinyl pool You can also get an inground fiberglass pool but I have no idea what they cost. To me the gunite pool is the way to go, however a lot of people opt for the cheaper vinyl lined inground pools. With vinyl pools the liner has to be replaced from time to time. They say they last 10-15 years but I have a couple of friends that have vinyl pools and they've both had to replace their liners several times over the last 10 years. Like anything in life you can go all out or go economy. For a small pool plan on your cost to be between $100-200 per month in chemicals and electricity. You can shut the pool down for the winter which can save some money. I guess in colder climates that is probably the norm, however, down here I keep mine open year round. |

In AZ.. for a regular run-of-the-mill pool, you are looking at $15-20k.
As a realtor, even a 1 day old brand new pool will add around $5-7k worth to your home value. |

The monthly cost is the killer. My pool in Houston added about 250 dollars/month and if I ran the hot tub about 150 dollars in gas. I only had gas for the pool. Yearly maintaince ran about 3-4 hundred except when the pump died. That was 1250. In Houston if you don't run your pump and keep chems going I will turn green, even in Jan. I would never do it again. Oh and watch out for going for a skinny dip with the wifey at night. We had the pleasure of a few snakes swimming with us. Kinda killed the mood ya know . Lived in Deerfield Village outside of 6 and I-10.

Be glad you're in Texas. Prices are much higher up here. Average price for vinyl lined pool is 40-50K Average price for gunite is 60-80K |

IF ... you pick a contractor, and
IF ... you sign a contract ... Add a clause to the contract, before signing, that states that the contractor owes you $100 CASH PER DAY ... for every day that he exceeds the deadline that you agree on. Here in SoFla, they always said 90 days. When things get busy or complicated or weather holds 'em up or (fill in the blank), guess who is left still waiting and who isn't ? Trust me. CASH. If you want to go with "upgrades" later , OK. But start negotiating because you want to. Not because you're left still waiting. Stay safe |

Well I have had different pools over the years and I will tell you to get a salt water pool.
All we do is drop a $8 bag of salt in it ever 1-2 months, and some shock if we let the salt get too low. Even after a big pool party with my Daughters softball team all was needed was a good cleaning, some calcium and shock. Maintenance is 10 times easier than a regular pool, I don't know the cost of the pools as it came with the house. I don't know how much power it takes as I run it year around, and the pump only runs for 10 hours a day. I just like looking at my pool in the winter months, I hate covering it up. FREE |

Running the circulation pump and sweep every night costs me around $250 per month. Chemicals are maybe $50 per month. Figure two hours per week for maintainence.
Those costs only go up and they never go away. I've talked several people out of getting a pool. |

Definitely do gunite and salt water. Salt water is so much nicer. Doesn't dry out your skin, water stays clearer, doesn't smell like anything....way better. I wouldn't get the smallest one either, you'll wish you had gone bigger if you do.

They have alot of diffrent colors to choose from too. Some pebbles eventually 'break out' of the concrete but that not a big deal. Hard to see. |

That was going to be my next question. The old pool deck was made out of the pebble bullshit like in the picture below. That stuff started coming up and it hurt the hell out of your feet. I finally got sick of it and redecked the pool with flagstone which sparked a huge building project in the back yard that's lasted for the last 9 months. Every couple of weeks I just wash the deck with the hose to get any of the loose ones off. |

I have an 88 perimeter foot gunite salt water pool pool that has a 7' deep end an it cost me $24,000. The pool company I used SUCKED to work with. My family gets a ton of use out of it in the spring, summer and most of the fall.
Nothing like jumping into the pool after mowing the lawn to cool off. |

Much better than regular chlorine. |
