Now you want to require that someone get a license to sell something they already own??? Because licensing made a difference the last time you required it???????? Banks won't take gold, food, widgets as payment for mortgage. They are forcing us to use their cash for transactions when USD becomes worthless. They know what's going on better than any doomsdayer.
Incidentally I bought my first house just like this. 10% down, 10% rate and 15 year note back in early 70s with no credit and young family. Farmer named Dean subdivided his property built about 2-3 houses a year, himself and sold and financed them himself. Still see him every so often...still working, driving a tractor at 80 something....awesome dude and a bazillionaire. Totally self made. |

Isn't this lovely.
Last year, I played a shell game. I borrowed $ to buy this house, I am currently renting from family, and put mine on the market. In Nov I found an investor who wished to buy at my adjusted asking price. The house was on the market for $175k, he would pay $155k. He went to the bank, and they offered him a better deal (take over these similar house payments for $120 k) and wouldn't qualify him for a loan. He came to me shaking his head. I ended up renting my house to a young married couple, for a little more than the note was, hoping that this economy would turn around. I have entertained the thought of owner financing, should that arise. A fine pickle, and now they want to further regulate what I can do with my property. No one can afford a house, due to lending requirements having drastically changed, and the market is no longer free for the 'private sector' to set their own rules and requirements. |

I have a friend who owns an appraisal business. He has been telling me about all the steps that have been added since Obama has taken office in order to do an appraisal.
He can no longer be hired by or paid by a bank making the loan. It now has to go through some government approved third party. It's all one set price regardless of the size of the property or difficulty of the appraisal. He has also seen a lot of changes on taxes for small businesses such as his. He is not optimistic at all. |
