The man demanded the cleaner hand over his wallet and mobile telephone.
When the cleaner refused, the man struck him several times with a hammer in the abdomen, chest and head.
The attacker then ran off without taking the wallet or telephone.
The spokeswoman said the cleaner was taken to Gold Coast Hospital where he remained in a stable condition.
Police are seeking a man of caucasian appearance, 165-175cm tall, medium build and wearing a black long-sleeved shirt, black pants and black balaclava.
Anyone with information is asked to contact Crime Stoppers on 1800 333 000.
