Just like the title states, what would you invest in, if you had  $100,000. Give me some advice guys. Something besides realestate.

Real estate whether you like it or not


I'm looking for a different investment vehicle myself.  My age dictates that I diversify from stocks.  I'm seriously considering land.

Land.  Of course.  I have 110 acres.  Bought it for $1130 per acres three years ago.  Going at $1650 now.  Waiting until $2000 per acre to sell.

Edited to add: much better return than the $30k loss I took on tech stocks.

I agree.  The US Forest Service is going to be auctioning off some public lands in the near future.  I'd try to score some of that.

Buy an under-construction condominium in a good market.  Flip it.  Repeat.  

In some markets it is safer than self-sex.

eta: pay off credit card debt if any.

Stock: NFI - I own it +1000 shares so far. (volatile due to short attack) Yield at @20%.
I have the direct stock purchase plan, it is in my SD Roth and in my regular brokerage account.

Your first look should be at your 401k up until the limit of your employer match.  By not participating, you are walking away from free money (the match) and the ability to keep part of your income from taxation (pre-tax contributions).

Real estate only depends on the area...around here $100K would only buy 5-10 acres...
probably an annuity, some mutual funds and maybe 10K in some stock...  
Wilderness land would be fun...
sure wouldn't plan too big though...
