I live in part of it in MS. They are paying less for leases than they did when I leased out my land in east TX in 2008ish. Town here has gone full retartd. People who don't own mineral rights think they are going to get rich. They are building an "upscale" supermarket for the fracking workers they expect to come in, this a town of 12k. In east TX they were paying between $2,500 to $,7500 per acre for 3 years of rigts and 50% production with rights of first refusal and the average was running around $5k.
If they really want to make money build RV parks, bars, and water delivery service. End of story. Guys coming in aren't looking to buy a house, shop at an upscale supermarket or any of that crap. They want to work and then go back to where they came from when the work is done. A surveyor who was the only surveyor in the county in TX where the fracking boom hit retired 15 years earlier than planned because of the need to have all the stuff surveyed etc...
Seen it before.
