All I do is pay him + shipping, & pay the transfer fee from the FFL, right?

Yes.
You send payment
He sends to your FFL.
You pay your FFL the fee that he charges, fill out a 4473, and go home with your new gun.

Yes, you'll pay the seller for whatever arrangement was agreed upon.  Once it arrives at your FFL, you'll go in, fill out the 4473 and pay his transfer fee.

Make sure that your FFL will receive guns from individuals.  Some don't.

Make sure you let your FFl know ahead of time, and also make sure you know how much he wants to charge you for the xfer.

I would have one lined up before you strike the deal.  I am sure the TX HTF would know who in your area accepts from individuals.  I had a bear of a time in my area finding one.  Most guys either hung up or yelled at me for trying to get them to "break the law".  ARFcom delivered though and I found a guy who is a member on here that was willing too accept from private sellers (long gun)

Don't rule out pawnshops, sometimes they have great transfer rates.
