I don't know why you don't just consider moving further West in PA...

I've lived in Florida, Arizona, and Virginia...
I left PA several years ago for AZ, and returned after a few months...

I don't care for all the dead dryness of the southwest...
Don't care for all the Mexicans either...
You don't like the trash oozing into PA from NY & NJ ?
What do you think is happening in the ENTIRE SouthWest ???
CA, AZ, NM, & TX looks like Mexico if you ask me...
Mexicans are even "oozing" into Colorado, and Nevada...

Believe it or not, PA isn't that bad...(Except for the cold)
Winters here haven't been bad for awhile now...


Try finding a natural growing blade of grass in Phoenix sometime...

Here in PA, we have stuff growing through cracks in the street...
 
Sounds to me, you live WAY too close to Philly...
(NOT a good thing)

You only need to go 50-60 miles west of Philly to be on conservative land...
Pleny of farms, and cornfields out this way...

I second the thoughts above. Move west young man. Western PA has all you asked for cept the warm weather. Even the weather hasn't been all bad lately. The mountain areas of Fayette & the surrounding counties are just what ya want. Close to Pittsburgh for some of the best hospitals in the country, but far enough away also.
