For the last 2 months Suntrust has called asking me to pay my mortgage before my monthly grace period expires.   My due date is the 1st of the month, but my grace period is 2 weeks.  I always pay the mortgage the day before the grace period at my local Suntrust.   Talked to Suntrust today via the call center and they demanded that I pay on the 1st.  They assured me that I would continue to get a monthly call referring me to their collections department.

Just curious if anyone else does this?

Why would you do that?

Pay your bills before the due date Homer.

I just have my mortgage auto deducted from my checking on the 1st of every month. Why make things hard when they can be easy?

Didn't you know? Everyone on ar15 happen to be economic Geniuses with 'morals'

You are paying more in interest by utilizing the 'grace period'.

It's not unusual for the bank to call, so don't worry

What do you gain by "using your grace period"?

I don't pay a late fee on my rent until after the 5th. That doesn't mean I pay on the 5th. Why push the limit and take advantage of someone trying to cut me a little slack.

so wait...your mtg is due on the first, but you're paying on the 13th or so and wondering why they're calling?

Generally, grace periods are for the 'oopsies' or 'oh shit's' in life...not really a tool to use as a reoccuring extension every month.

Don't want the calls every month?  Pay by the terms you agreed to in the contract.

Exactly right and exactly wrong.

There is no fiscal penalty, but they will obviously harass your ass.  Are you earning money by withholding funds in during the grace period?

While there may be no penalty, it maybe reported on your credit report as 14 days beyond terms, depending on how tied in they are with the credit agencies. There may be no financial penalty from your bank, a consistent +14 will be a red mark on your report.

True, but "generally" 30 days is the report to your credit report.   I have not seen anything on my credit report.   It is probably playing with fire.

You don't save anything by delaying the payment by 2 lousy weeks.  I can think of all sorts of reasons to pay on time, and the only reason I came up with for waiting the 2 weeks is because you secretly like the attention the phone calls, or this thread gives you.

Maybe you just don't like doing what you said you would do...like pay on time.  I guess being honorable about debts is old fashioned now.

People who consistently pay late tend to have financial issues. Banks take notice of that nowadays. Would paying the loan late every month help you if you ever needed to take out another loan or would it hurt you? I guarantee they will look at your payment history and wonder if you would be a good risk for another loan due to your habit of paying late.

There might be a fiscal penalty if they credit report him as 'slow pay' for routinely using the grace period to extend his payment window.

OP, pay other bills late to your hearts content, but the cool shit you bought with your credit card won't look nearly as cool sitting on the curb in front of what used to be your house.

You should always pay your mortgage early.

Paying your mortgage at the beginning of the month rather than the end of a grace period has no impact on your credit score.

When I have signed mortgage paperwork they ask when I want my payment to be made.  It's due on the 1st but they say up to the 14th is fine.  I have always done the 10th and have over a 790 for a credit score and have never gotten a phone call.
