I don't get to that side of town often, does the place have lots of vacancies? I know vescore and wescore are doing "the economy sucks, we will lower your lease for a couple of years" re-negotiations with their tenants and I am sure this place had to do the same thing.

Not really. It has a bunch of top notch booming bars though that are busy almost every night of the week. Saddle Ranch will have a hundred people in it on a Tuesday night. |

Ellman's made some poor management decisions that I've been aware of.
I know the theatre there didn't have to pay rent for a whole year because they didn't live up to their contractual obligations as the complex was getting up to speed/occupancy. Article makes it sound like it also could be a gamble/ploy for leverage to negotiate with lenders too, though. |

look at all the vacant space on 2nd ans 3rd floors.....there are quite a sew bars and stores open that are doing OK, but most people do not realize about the 2nd and 3rd floors also.
