Must be in the Montana Rockies and have / be:

Off The Grid
1 - 5 Acres of land of which some is level, some is not.
Water supply (not essential if well and casement are already installed).
Lots of trees for cabin building.
Access in winter (4x4 ok).
No CCR's
At least 1000 Yards from any interstate, 500 yards from a highway.
Not have many neighbors close-by
Not part of a Home Owners Association.
Preferably sold from an existing, larger acreage.

Tall order I know but that's what I'm looking for. :)
Anyone got some land like that or know people who have? I've gone to realtors etc and they are asking silly money etc.

Good luck.

Land on that end of the State is ridiculously priced.

Not sure what your price range is, but it would be really easy to spend North of $250K on something like what you describe.

If you want river or creek access, it will be worse.

My wife and I spent the last couple of years looking around for something we could afford. Not happening. And we make several multiples of the median household income in this State. I don't know how people do it here.

We finally gave up. Just sold our house in Billings and we are, regretfully, leaving Montana. We bought a place in Oregon, where even people who work for a living can afford land with river frontage.

You could probably get something pretty well priced in montana but it wont be anywhere near the mountains you will have to look at the flatlands of eastern montana.  There are a few places pretty well priced over here.

I bought 8 acres west of Kalispell for less than $50k 2 years ago.  Getting to it in the winter is a an issue, and getting water is expensive.  Well depths typically run 500-1000 feet, that's $15-30k just to have the well drilled.

Whos drilling 1000 ft wells for $30k?  I need a 400 ish foot well.

My well is 400 ft cost $12k. Glazier Drilling did mine.

Good luck finding land that's not tied into a Covenant. My uncle lives in Trout Creek, love the place but its in BFE, and he has a covenant.

He's posting the same ad over in the Idaho board also so I guess it's not... "Must be in the Montana Rockies".

Nothing in the Wyoming board considering his criteria may also apply there.
