Hi guys.  I've been *seriously* considering moving to Colorado lately, and have been looking for a place to pick to live.  Also, I'll be looking into buying a business, and I happened to find one that I might be interested in.  It is in Cortez.  I was wondering what this area is like?  Any larger cities nearby?  Is there available housing?  Is acreage affordable? I've heard that the real; estate market in Colorado is in a depressed state now, maybe it would be a good time to buy.  I'll be getting out there in November, but would like an idea before hand.  Thanks a million.

Hi, I travel to sw Co. many time a year 6.5 hour drive from scottsdale az. Cortez is on the edge of high desert and not to far from the green mountains. cortez is open and grass fields . As far as business go there  hotels, motels, super walmart,  liquor stores ,  gun stores, chain resurants nothing fancy but a nice town . The closest large city per say is farmington new mexico around and hour away. Housing is available  and prices are going up quickly over the past 5 years. The real estate  in CO. is not in a depressed  state it's a sellers market.      Born raised in CO..

The gun laws are great open carry throughout the entire state, no pemit needed & (preemption).
Concealed carry with permit .  You can carry loaded handgun in the car  with no permit anywhere.
All NFA. items are legal.  You can carry in bars or restruants open or concealed .
Probably the best place to hunt elk sw CO as a whole.  No gun bans in the state .   I've thought about moving there to durango 50 miles east  of cortez  average home price in durango $275,000.00   I hope i  helped you out . If you have any other questions  email me at

Yeah, I'd think about living in Durango since it seems like it is a larger city with more amenities.  I've yet to really get out there as soon as possible to look around.  I'll probably rent a car and hit up some of the bigger cities throughout the state.  Thanks for all the insight!!!!

John

ETA:  What are some of the laws regarding discharge of firearms on private property?  I'd be eventually be interested in buying some acreage in the future, and this issue will definatly abe taken into consideration.  Thanks

As far as shooting on your own property it's not a problem, but if your in a town am sure their are distance limits on how close you can be to other residence. But in colorado and most of the west except for cal. your can shoot on national forest land, blm ,land state trust land  ( need permit) for sate trust .   In florida you can't shoot on national forest land.  Colorado is great, off roading, shooting , hiking, camping , horse back riding, hunting, cross country skiing , snow moblieing , atv- motorcycling ( no helmet laws) all this can be done on most of the govmnt land (which is our land ) . National forest land is called the land of many uses.  Rock and Roll colorado is great  i will probably be buying a second home there.      h.gifhy.gifhug.gifhippie.gifh.gif[

Yeah, looks like I'll be bringing some toys with me.  I plan on driving around the state, maybe I can actually do some shooting.  We'll see.  It seems like a real nice place to live as far as outdoor activities.  Alot of people say Florida is, but unless it's water oriented, this place sucks.

I love SW Colorado and would move there in a flash if I thought I could make a living there. Heck I may do it anyway once the kids get through college in another 6 years or so....

I dont know about the market being a sellers market here right now. I think the buyer has some pretty good pull in our housing market right now.

Alot of the houses I know of have been on the market for a long time and some people have taken 20 -50K off the price.

Yeah, I'm looking at a business around the Durango area.  The only thing that concerns me is the low median income.  Apporximatly half that of NY, and significantly less than South Florida.  I just am unsure how far one can go on say 40-50k a year there?

I live in Montrose and I love it.  The land is cheap and the homes are fairly priced.  It is also the home of Valhalla training Center.
