Well, I'm finally moving from SoCal to Vegas this weekend.  I landed a good job that starts in two weeks and already have a VA loan approved for a home purchase.

I will probably be making it to the next DBS in October.  I look forward to the chance to meet many of you at the shoot.  I have been tuning in to this forum for a while now but have not posted much so far.  I've taken a lot of notes on local shoots, FFL transfers, gun shops, CCW, and other stuff.  I really appreciate all of the info that gets put out there.  See you at the range.

Thanks for the welcome guys!  I will be working in Green Valley/Henderson.  My wife doesn't really want to live in Henderson because it is too close to her mother so we're looking in the southwest along the 215 to make the drive easier for me.  I really don't care one way or the other.  I've been living in an upstairs two bedroom apartment in Long Beach for over two years with no patio, no balcony, no BBQ, NO GARAGE!!head.gif
Any house in Vegas is looking pretty good right now.  Of course, any advise or suggestions would be appreciated.  We can't afford much, but then we really don't need that much either.

The southwest is the place to be!  I live out that way, as does EricE.  Being near the 215 makes getting out to all the local ranges a lot easier.

I have a realtor who has worked very hard for other friends/family and I will give everyone an update once I have moved further along in this process.  Right now, I'm just worried that the POS Uhaul rents me will make the trip!

Good luck with finding a new house in Vegas.  I do some work for one of the builders out here, and they, like every other builder, have waiting lists for every one of their properties.  Even if you came in with $300k for a $200k new model house, you'll be on the waiting list.  Was in a sales office when this almost happened.  Buyer said they would pay cash on the spot for a new house.  They still got stuck on the list at number 180-something with only another 70 units planned for release amongst all future phases.  And of course the farther down the list you are, the longer the wait, the longer the wait, the more phases they go through.  The more phases they go through the more the price increases.

Best bet would be finding a newer used house.

Not to completely disagree with you, but there are plenty of new houses out there to be had!  

They start framing mine tomorrow.  
 
There are so many developments going up now, you have lots to choose from, especially if you have cash on hand.  West of the 215 in summerlin is a great place to buy if you have the funds, but it is pricey.  South of there is Rhodes Ranch and Southern Terrace (where I am) but those are getting in the later/end phases so you might want to look at newer developments so you gain equity every time they raise the prices.  The southwest part of the valley is booming, and if you get in early you can make a killing in equity... if I'd bought mine in the first phase, I would have almost $90,000 in equity right now.

Plus the fact that if you build new you get what you want, how you want it, and it's all brand new!  Not dealing with someone elses crappy carpet, shitty counters and cabinets, as well as wear and tear, was the biggest selling point to me.  

Thanks for the advise guys.  We actually found a resale (used) home within our price range.  While we are not completely priced out of the market, the new homes we can afford after picking the options we would want are too small to meet our needs.  We are in escrow on the house right now and everything is going well.  While Gunbert is right about dealing with someone else's crappy counters/blinds/cabinets, I feel much more comfortable in a larger fixer upper that I can work on at my own pace.  The house is in the northwest so I'm signing up for a commute, but after talking with people the commute seems to be about the same as I had in California driving from Long Beach to Orange County (if I have no commute, then there is no time to listen to talk radio).  Keep in mind guys that this is a first time purchase for us and not something we are going to stay in forever.  I think we are going to be really happy when we get in this house and start fixing it up.  Right now, we are living out of the hotel where I am also working.  Try that for a month or two and any home will be an improvement.  Again, thanks for the advise.

Wow, that must be tough!  Commute ain't bad though.

My next home will be older with LAND, at least 3/4 acre if I stay in the valley. I hate living 2 feet from my next door neighbors.

Medved is on here.  I believe he is on the weekends on 720 or 840.  I catch him every once in a while.
