My sister in law is looking to move out of western nassau county to suffolk county. Any suggestions you can give on where to go and more importantly not go. Not exactly sure of her price range, but I'd guess below $400000.

BTW, prefer western suffolk, BUT all options considered.

I hope she doesn't need a big house, because you cant get much for below that anymore.

I'd look into King Park, Smithtown, St. James, Huntington.

Well, she realizes it's not going to be a big house. Prices are even worse in Nassau.

Lindenhurst, Huntington Station, Farmingdale maybe, otherwise, much further east.  
NOT Smithtown or neighboring towns.

wayyy out east you can get some good deals. And even they are going up. Houses on LI is outragous.

    Not any more............you have to shop around and be very thorough in your search.............and don't forget the damn TAXES!!!!   For instance here in Riverhead town the current new tax rate is approx. 2% of the purchase price so if you're buying a 400K house your taxes are going to be $8,000.00 a year.....................................................Our little log home here that we built ourselves 18 yrs ago is costing us over 5k/yr in taxes and we've grieved on them 3 times.........................

I certainly will, but she is now thinking of Orange County, Dutchess County, prices are better and she'll get more land. But if she ends up looking on Long Island, I'll look you up. Is your realtor in Suffolk?

Nassau, Queens, and Suffolk (pretty much all of Long Island).

If I were her, I would go upstate.  Prices on LI are murderous.  And, in my opinion, you'll find better people up there, generally.

Where will they be working? The commute to NYC is much worse from Long Island than lower Putnam County. Unless you're just outside of Queens. Unfortunately the Westchester County Avg. selling price is ~$800k, I won't get into our real estate taxes. If they're looking that far north from NYC, why not look at Connecticut. With it's lower taxes and housing prices and more or less the same commute, it should be considered. CT is also a gun friendly state compared to NY.

She is now considering PA, in comparison to CT, CT seems more expensive for less property.

3 acres.
5500 sqft
2200 sqft detached garage
taxes only 16K/yr

Total fixxer upper....all for only 850K
