At some convenience stores/gas stations they have a bulletin board for people to advertise items for sale. I've seen more than one house/land/mobile home sell up in Crescent that way.
The Oklahoman will scare you to death with their advertising rates. Try "The Bargain Post" before you do The Oklahoman.
Also, get professional signs made and place them in strategic areas where there is a lot of traffic.
Word of mouth via church, school, etc is also another successful advertising venue.
Get rid of all clutter and unnecessary items in the home before you try to sell it. It is better to be a bit sparse on furniture than overcrowded. Make the house look bigger, not smaller, by putting a large part of your belongings in storage. Arrange the furniture so there is lots of space and the ability to go anywhere in the room without stepping around a piece of furniture if possible.
Make sure the house has curb appeal. No broken bricks, peeling paint, etc when someone is first walking up the driveway. First impressions are the biggest selling point. Some houses are sold in the first 30 seconds, before it is thoroughly seen. Your front entry should be as attractive as possible - inside and outside.
Get the bathroom(s) and kitchen looking as fresh and modern as possible.
Sometimes it's not hard to sell a house, but you'll have to dick with some real turds, rubber neckers, and deadbeats. You might make a deal, have it fall through because of misrepresented miscreant purchaser, and lose another sale in the mean time.
Most real estate agents "prequalify" clients so they don't have to waste time with showing homes they can't afford. You can't do that if you sell it yourself.
Talk to Oklahoma_Lawman. I believe he would earn his commission and do you a good job. Nothing to base that on, just a gut feeling.
It won't hurt to talk to him anyway!
