Anyone know the answer (or a pointer thereto) for the property tax rate + any special assessment fees in Union City, CA (Alameda County)?

It's a new development, still in construction. The realtor only knows the "pro-forma" 1.25% amount but I'm pretty sure it's somewhat lower than that, a mix of ad valorum + some special fees, and sewer tax.  Suspect it's about 1.15% + a coupla hundred for this, a hundred for that, etc.  

The county assessor office doesn't have info yet - database still has undivided lot listed as owned by developer.

Just getting my ducks in a row for planning & budgeting purposes...
