A nail salon, a vietnamese restaurant, a gourmet caterer, a pizza and sub shop and two empty stores? The area is pretty ghetto and it's right across the street from a sizeable section 8 apartment complex.

Take your pick between liquor, bail bonds, check cashing, and pawn shop. Maybe combine all 4 under the same roof

Except for the gourmet caterer, you described 99% of the strip malls in America...just needs a liquor store and a drycleaning place, and an out of business gas station on the other side of the parking lot. |

I've been to some of the worst parts of cities visiting laundromats as part of my job and the owners generally do pretty well. |
