I looked at an offer for mineral rights worth $11M today and I'm not even in the business. The largest one was $100M, a year ago for land in West Texas. This is for some of the ugliest land in all of Texas.

And Tilden has 3 gas stations.....a Valero store, Pilot, and a local owned Shell (iirc)..
There ain't jack shit in that town...just a few local places to eat.
The Mexican food on the south side of town is the bomb though.

Population/acres has a bit to do with it. That coupled with with the production curve of Eagleford wells (over 1/2 of those wells lifetime production with be in their first 6 months)-2015 was a good year for the Eagleford. Then you add in good oil prices in 2015...
Its just oil math. But pretty much anyone with 80 acres of mineral rights or more became a millionaire.
