I'm looking at a residence in the "AE" marked flood plain (the 100 year flood plain).  The BFE is at 376', the subject improvements are at 378.5'.  Flood insurance is available for $600 / yr.  There are about 4 or 6 other homes on this street that have lower elevations / more flood issues than the subject.

- Is this house an immediate pass?
- Is a LOMA letter a difficult undertaking?
- Do you just "buck up" for the flood insurance and forge ahead w/ the purchase?

If you love the house, $50 is probably worth it.
