I have a business with another guy and we bought a little space in an office building about two years ago. Actually, he bought it with a 15 year note for the purchase price, and then transferred it into our business. So my net investment in (and risk with) the property was zero. We are thinking about bringing in a new guy and selling 1/3 of the business to him, and my partner just told me that the space has appreciated $75,000 in the last two years.

This is the definately the best investment I have never made.

I was crazy to put all my money into IRAs and whatnot. All my future savings are going to go into real estate in the sunbelt. I bet those retiring baby boomers are going to drive real estate nuts here for another 15 years.

As a broker and developer, yes it can be excellent profits! Just be careful & don't dump all your eggs in one basket. The vast majority of my savings are in real estate also. No stocks anymore.

I signed the contract for my home with the builder 22 months ago for about $164,000. Comperable houses are now about $250,000
