Last week I called our landlord out due to some issues that needed fixing around the house. Instead of calling to arrange a time to come over, he shows up on a Friday afternoon at 5:00. My wife answered the door and let him in, and before he left I told him he needs to call before coming out in the future. My 3 daughters are home alone for summer, and I just plain don't want him showing up uninvited. Since then, his mother (they do the rental houses together) showed up without notice to "check on things", and my daughters just told me he stopped by today and knocked in the door before doing some work in the back yard, again without notice. I'm pretty pissed. Fwiw my old lady said I was an "aggressive ass" when I talked to him about calling before showing up. Wwyd GD?

iirc he has the right unless it's on the contract to provide min of 24 hour notice.
his property, his rules or move if you don't like it. i would boot you imho.

Work with him to make it a trustworthy mutually beneficial landlord/renter relationship.
You want stuff that breaks fixed. He wants to make sure you aren't breaking stuff. He is legally obligated to fix certain things, but they will get done a lot quicker if he likes you and thinks you are a good tenant. |

Depending on where you are at in Missouri, he could be considered to be trespassing. The police could be called to force him to leave, depending on what the lease agreement says.

We all seem to be in agreement on this one, except the OP. Work with him or leave when your lease is up. Would you rather him take care of issues and get stuff fixed or not? He doesn't work for you and he likely has other things that need to get done elsewhere.

Is there not something written about this in your lease? Mine is every standard and includes how and when the landlord or his agents can gain access to the property.

Did you tell him the reason you don't want him around is because the daughters are home alone? IMO if you were dumb enough to tell him that he is taking advantage of the situation and your daughters now have a target on their backs.

Read up on any landlord/ tenant laws for your state.
A lot of places its against the law to just show up unless its an emergency. |

He can come show up and knock on the door just like anyone else can. If he's just opening the door and coming in thats a different story. Yeah it's common courtesy to call ahead and if youve got something else going on then just tell him to come back later. Wont take many times stopping by without calling first and not being able to do what he came to do before he'll learn to call.
If you dont trust the guy around your daughters you should move you shouldnt let someone you dont trust have keys to your home. If you cant deal with this fix the shit yourself. |

What does the rental agreement say? |

My leases pretty much say I can enter the property anytime to perform maintainence and repair as long as I notify the tennats I have entered and what work was performed. As a courtesy I will usually call ahead and at least leave a message but I do not need permission.
It specifically states that I cannot enter the to show the property without 24 hour notice. Please note that it does not require permission. I actually have a page dedicated to nothing but entering the property that has to be initialed so no one can say they did not know. |

I'm dealing with similar and considering having my attorney write them a nastygram. I know it's not much, but might prompt them to follow the conditions of the lease.
My apartment has been entered multiple times without notification, and I worry my dog will bite someone. I can tell when they have been there because I return to an agitated dog and a "service notice" (letting me know they inspected something) left on my kitchen counter. My lease also requires 24 hours notice before entry. When I have proper notification or request service my dog is locked in my bedroom and there is a note on the door letting them know not to open it. |

Double check your lease...... The lease for some of the apts. I work with state that if a request for repairs are made in writing then we are allowed to enter without notice using a pass key(during normal business hours).

I'm a landlord and I call and schedule ahead of time before I try to get inside of a home. I do it out of common courtesy. Landlord / tenant relationships work best when both parties are respectful of each other. Whenever there is a problem, it's usually because one of both parties is being an ass. |

View Quote Most states have laws that state tenants have exclusive possession and landlords can only enter under very specific reasons. On top of that most states require notice be given before entering with a few emergency situations excluded. |

In return, I pay my rent 2 days early every month and fix most of the problems that come up with the house, keep it clean and maintain the yard to HOA standards. |
