Got a 5,000 square foot commercial building with a worn out flat hot tar roof.



Local company quoted me $5.90 per square foot to remove old roofing, and install .060 rubber TPO with 1/2" cover board. Price includes all flashing, drain etc..




Is this a fair deal?  Nobody does hot tar around here anymore....

Just pay whatever they quote because you don't want to be up there doing it yourself. Helped on a hot tar roof job exactly one time... Never again.

Not a bad price if it has manufacturer's 20 yr. ( which is what you should get with 60mil) NDL warranty. I wouldn't want some hillbilly roofer to be on the hook if I was going to spend 30K. Make sure they are providing NDL and not a material warranty!
edit: Was a thermal scan done that showed wet insulation? If the roof is dry you can save money with a cover board (Secure rock or DensDeck) and recover with 60mil TPO for around $4.50-5.50 per foot. Still require contractor to provide manufacturer's NDL warranty.

Thank you. I'll check on the Mfg 20 year warranty.  The quote is from a local company that's been around for a long time.  They're not going anywhere - and they also provide a 10 year water tight guarantee.



The building is for sale - so I may wait until I have a buyer. Any smart buyer will want a new roof and this will be tee'd up.
