Our society has gotten very lax with regard to business ethics. I know this because I get paid to straighten out such train wrecks. Here's some free advice: If you offer it for sale and someone accepts your offer, then you make sure you deliver at the agreed upon price, no matter what. If someone has something for sale and you tell them "sold" or "I'll take it", then you pay them no matter what it takes. See, if you don't really know if you want to sell it, or if you don't have the money or are tire kicking, then you have no business selling or buying. If you welch on a deal because you have remorse (i.e., are offered more by someone else or can't scrape the money together) then you are not a mature adult and should not be doing any kind of business other than at maybe Jack in the Box, or the Wendy's drive through. These are not difficult rules to follow.
