been looking for jobs in alaska for a few years now.

always surprised at how cheap houses in fairbanks are.

any insight into why real estate there is so cheap vs the western states in the lower 48?

TIA

As always, available work and wages.

The cost of fuel is a big deal, too.  There was a statistic floated a few years ago that folks in Mississippi had more disposable income than folks around Fairbanks.

I’d say it’s all relative. I moved here from North Carolina in 2017. My house in North Carolina was $125,000 and way bigger than the house I bought in Fairbanks for $300,000.

Housing market seems to be cooling fast here.

You could be my neighbor as the house next door is for sale.

huh.

seems like AK has lots of high paying jobs and a relatively low COL compared to the current COL in the western states in the lower 48.

i'm trying to avoid buying anything high maintenance, as i'm never home.

looking for something i can lock the doors and walk away from for weeks at a time.

on the other hand (comma) an actual house does sound pretty nice.

You might want to look at your data again. Low is not a word I would use with Fairbanks COL even when used in relative terms.

Cost of living in Alaska ain't cheap!

Everything up here is more expensive than L48.

My relatives/cousins and friends in MT wonder how we do it up here with the cost of everything.
We tell them we sacrifice a lot of things.

Low Col?  Let me know where. Your info is a bit messed up. Gas is $5.50, groceries are bad when we have them in stock, and housing is crazy.

There is a reason the State only has 750K residents after all these years. It ain't couse it's cheap.

All the commies from cal,or and washington state have jacked the land/housing market in MT.

The cold and remoteness kind of keeps the commies away from AK.
A few do move up here though.

Yeah I wouldn’t be asking why fairbanks is so low. I’d be asking why Bozeman is so high.

Funny I thought the state was as inflated as anywhere but with no obvious reason for it.

With the economy, inflation, energy costs.. I wonder how it will look come spring.

Those that can move to cheaper states and areas will do so.

Those of us that are stubborn or stuck will stay.

Yeah, stuck. One ferry a month and that may not make it with breakdowns. Nice work AMHL and the lack of support from all who promised better service. (Not the workers fault at all, they are pretty good here)

Boy the state sure mismanaged AMHL.

Even bush airports are getting ugly with no maintenance or up keep.

This state's economy has been shrinking for years. I think only Wyoming's economy is worse.

Looks like a decent place to be stuck at least, if you are already settled and if you are going to be stuck anywhere.

Our state legislature is a mess. With ranked choice voting, I think this state is doomed to turn blue.

Homes in fairbanks might be affordable to you but there are things that make many of us not want to live there
#1.) Cold as hell in the winter
#2.) Fires in the summer
#3.)Poor air quality in the summer AND the winter
#4.)Cost of utilities is ridiculous
#5.) Floods
#6.) Lots of contaminated soil and water wells around fairbanks / north pole

That being said MOST not all people I've ever dealt with in Fairbanks on work trips have been more open and hospitable than people when I lived in Eagle River / Chugiak. It takes a special person to live in Fairbanks and if you check these threads MANY people do the "I want to move to Alaska and be free" thing only to leave when they get divorced or broke
