I’m looking to try and obtain a large parcel of land that is way off the road system.  I haven’t found what I’m looking for yet, but hope to find at least 40 acres, at least a few miles from any roads, with water of some kind.  

I’ve got a lot of cash put away, but if I run into the right property, I may need more if there are any structures already put up.  

Nobody that I currently use does off grid property loans.  Does anyone know of a financial institution that does?  I have good credit, but so far I’ve only found more typical mortgage lending.

(Since I have your attention, I’m looking to trade primers or powder for a brick of Large Rifle MAGNUM primers.  I have a ton of other primers to trade and about 60 pounds of powder. I’m near Anchorage)

Looked at the state auction land?  I just picked up 18 acres(lost the adjacent 16 acres by $500) and they finance it themselves for a low rate.

What doesn’t sell at auction goes up for buy it now.

Properties range from on the road system to needing a plane.

I have not. Should I just search “ak state land auction?”

You missed the last big auction. But they have one every year. With new/different areas available each year.

But they do have over the counter parcels available. And might have more after the December 7th deadline to commit to the parcels sold at the last auction.


They also run recreational cabin staking areas where you can go stake a claim within a given area(then they appraise it and you buy it)

We bought our original property from the State by auction.  It was an easy process.

The DNR auction is always fun to  look at.

The University system has had property for sale and the Mental Health group has had some properties as well.  These use to be linked through the DNR site.

Anyone have any answers on the financing question?

Some sellers will finance the deal. I bought an owner financed cabin near Talkeetna almost 40 years ago and sold property on the Little Su 3 years ago which I am financing.

Excellent info.  I’ll keep that in mind.  I assume the likelihood of the property to sell quickly plays into the willingness of a seller to allow payments.
