I currently have American Home Shield for my home warranty, but they keep increasing their premium every year (about $430 a year for their pick 10 plan).
Could you recommend other alternatives that are better value?

We’ve used Old Republic for about 5 years. So far so good. I’ve had claims in every year.

It is NOT a "warranty."    It is a service contract.
For the most part the only people making money from them
are in insurance companies that sell them.
