I don't see any noise barriers so I bet there's plenty of road noise. What a weird place to just plop down what appears to be an otherwise decent small neighborhood... it doesn't look like a case of the surrounding area just going bad looking at the layout. |

Dude...I'm sure that it's a great house.
But: -It's in Beaumont, the most violent per capita city in Texas -It's right next to I-10. Like hear it all the time. Oh yeah, and the violent homeless population that likes to hang around there. -It'll flood. Badly. Probably even without a hurricane, just heavy rains. He could skip the pool, he'll have enough water there to swim in. -You'll be able to smell the refinery, have to evac if it blows/leaks, and you get to hear the alarm tests pretty often. -His taxes are probably $7k per year. Been on Realtor for 218 days, and he'll be lucky to get $425 for it. There's some nice areas in SETX, but that ain't it. I moved from there 6 months ago. We sold our house for close to $400k, 7 acres, comparable to that otherwise, but no shop, and that has a bigger garage. My house was in a slightly less shitty area, 20 minutes from there, and not in the city. |

Still seems expensive for what it is. Been on there that long in this market? Something is wrong with it. Price location condition and or both. Edit. After looking more it’s all 3 Price-too high Location- terrible. Interstate nearby. In the city. And directly north of your backyard is an apartment complex that has terrible online reviews. Who would want to be near that filth Condition-it’s clean but dated. The older, dark wood stuff is not desired by many buyers now |

I worked in Watts, and South Central during/after the LA riots .......and Beaumont is one of the few places to give them a run for their money. ......you can almost taste the carcinogens in the air in that town. Last time I worked in Beaumont, I actually elected to stay in Vidor ...its safer, and has a great sandwich joint |
