Rule 2 in real estate-Highest and Best use of land.
This will drive prices of single units higher as the value of the land just increased, buyers will buy undervalued land and destroy anything on it to developed 4. Another wave of californians are going to flood the free states driving single unit pricing up more. Its going to suck for those that stay. |

For anyone in California that ownes a Single family residence (SFR) that is great news.
Now that SFRs are going to be even more limited, the home prices will go up even more. |

This will make the value of single family homes that are convertible to multiplexes go up, and the former owners will take their shiny new equity and move and make the value of homes in other areas go up.
It will make it harder and harder for young professionals and young couples to buy their first single family home. And will certainly spill over into other states as some former owners leave commiefornia. |
