House is 30 years old; is chimney waterproofing necessary?

I have a 1972 3/2 ranch and had the chimney replaced from the roof up. Mortar was crumbling. When the brick was done and the top cap poured and cured, I used a concrete water sealer/protector and put three coats on.
Just because I could.

Would it help preserve the mortar? If so, then I would say, no scam. Don't really know either way but I spray applied mine for like $9

Use a water based (so it won’t harm the shingles). silane/siloxane. It is not a scam.  However the price they charge you will be.
