we opened a tunnel car wash this year, it had been something I wanted to do on this property since 1987(since before there was any car wash in town)
it opened right when covid hit...and its been making money ever since. cost to build, including land was about 2.5mil. we also don't do a damn thing, we did a joint venture(50/50) with a larger local car wash, so they run it, service it and sell the equipment that went in it. today we did 298 cars Id love to do a laundromat, believe it or not there is not one in town because the cost of city water and how they calculate the fee's is astronomical....yet the car wash was no issue |

I've been in the business since 92, full time since 2001. I own self serves and in bay automatics. It's alright.
A new SS/auto wash probably starts at about 800K and can run 1.5m. Used car washes can often be purchased for much less than the cost of new construction and are usually a better value if they have potential. The big money is in the express tunnels. But those projects are now running 3-5 million and everyone is stepping on each other toes. The big push in that segment is club memberships, just like gyms. OP, pm if you need some assistance. |

My dad did a car wash for a few years... he turned a profit but the place was a maintenance nightmare and the number of times elderly people got themselves jammed up in the works of the auto wash bay was hilarious. Anyway, he got sick of it, sold out and retired.

I had a friend who owned 3 small car washes. He sold the land under 2 of them to developers and sold the 3rd outright and now owns a self storage place.

Based on what I have seen, if you open a car wash in a Puerto Rican neighborhood, you will always have customers. I'm talking lines out to the street on any day over 32o when it isn't raining.

I bought a carwash a couple years back. It was $3M on leased land. I should have it paid off by 5 years if I don’t sell before that.

Your overhead is fixed for the mist part and you’re gonna pass through the cost of materials. The whole goal is to make money. Yeah you’re gonna pay taxes buy like you say you’re also building equity. Everyone knows what it takes to get into a briskness but most never think about what it takes to get out. You’ll have a hard time selling a losing business at the end to someone that is likely going to need financing to purchase it. |

"Any significant money" does not mean they're in the red, she's making a ton less money (adjusted for inflation, etc) than they were back in the 80s to 2010 (had to look it up, the law was SB1070) when AZ made it a requirement for non-citizens to carry their immigration papers at all times as their locations are in the hispanic ghetto. They were my deceased uncle's business, she had a 9-5 job until she was laid off at ~60yo, so they were living quite well. Now she's unwilling to walk away from the businesses for only the value of the land as no one wants to buy them, and they're only thing she has connecting her to the area. Her kids did push her to close down a coin-op laundromat that was losing money for 2+ years and moved all the machines to one of their apartment buildings in another state, as she couldn't push and pull the aging machines by herself anymore and was spending more and more money on repairmen. A lot of shit car washes don't maintain their systems though. Use it to rinse the "tap" water off your vehicles |

I've got twenty year old cat pumps that work every day-probably have 10k hours on them or more |

MINIMAL EMPLOYEE OVERHEAD I was a 1/2 owner of a full service car wash about 25 years ago. Had about 10-15 full time employees. Car wash employees are generally pit bull owners with neck tattoos so keeping a full staff was hard to do between employee drug binges, DUI’s and jail time. Labor and everything that goes into labor costs pretty much kept that car wash operating on life support. If we didn’t have all the labor costs then it would have been a nice business. Great video. There is a market segment for this type of business and the OP has elected to fill that segment. He didn’t purchase this expecting to run Bugatti’s through it. For every guy that gives a shit about his cars paint there is a wife/ significant other that doesn’t give a shit about the paint and will gladly feed $$$ into that automatic bay. |
