Unless your inspector is a licensed engineer or architect or a municipal inspector, he shouldn't be opining on code.

 I love to find "problems" like this on the inspection!!!



 For example, tell the seller that'll you'll need $500.00 (or whatever) to have your handyman put an access door in front of that water heater.   Since you're a nice guy, and want the house, you'll split it with them, and you want them to take $250 (or whatever) off the price.  

 Then when the water heater craps out five years from now, you'll know that the seller paid $250 for the water heater AND the drywall.  





 The last house I bought, the inspector found that it needed a furnace.  I got the sellers to drop the price by $5000 for a new furnace, and then spent $1500 for a new furnace.  I made $3500 by getting the furnace installed myself!!

I would have to look it up as it has been more than 10 years since I set a panel, but 36" is min IIRC.





Don't forget, "Code" is the absolute minimum standard, it is not th gold standard.  On final (new construction), anything not code gets fixed before the CO is issued.

Unless its a dangerous situation, upgrades to current codes are required when doing other work. For instance,if you are having some electrical work done you may need to upgrade the panel to current standards.

That's your buyers-remorse kicking in. Don't get too caught up on the minor inconveniences that you can fix. Worry about the big shit, like the roof, AC, foundation, termites, neighborhood, etc.

Tankless may be easier said than done depending on the specific circumstances.



At my last house my panel was already pretty much at max capacity and there was no (cost effective code approved way) to drop in an electrical tankless.  Due to the location of the water and gas lines, there was no way to do a tankless gas and (cost effectively in a code approved way) provide the required two way venting.

There is a minimum distance required by building code, believe it or not.  Check the distance, not up to code, make them change it or walk.

Unless you don't ever shit at home.    



There were a couple of things that weren't in line with building code. I need to get some education on this fairly quickly so I understand the implications of ignoring them. Some are things that wouldn't bother me. E.g. the breaker panel in the wall is close to the laundry machines to where you can't stand directly in front of the breaker panel. The inspector mentioned that current code requires enough space that you can walk up to it and stand in front of it. Doesn't bother me, but will it cause legal or reselling problems down the road?

I'm not sure how changing code impacts existing houses that were built before those codes came into effect.



Out of Code issues found in the inspection are valid for walking away.  Little cosmetic issues that ARE IN CODE are not.   Blame the walkaway on the valid code issues and keep yer yap shut about the shitter issues.

I'm here to tell ya, the ten seconds it takes for the hot water to come up when you're standing outside the shower is about seven weeks when the initial blast of ice cold water is hitting you in the balloon knot.

First place I rented back in the 80's was a studio.  Had to step over the toilet to get into the shower.  You had to spread your knees to take a dump, but you could rest your head on the wall if you wanted...
