Back in 2014, I bought 4 wooded acres near Bruceton Mills assuming Morgantown would be a good area for employment ( Oil and Chemical Industries ).
I have not seen any encouraging signs of prosperity  in Morgantown, so now I am focusing on Winchester, Va for future prospects. I am zeroing in on the area of Romney, Augusta and Capon Bridge along the Rt. 50 corridor. The only thing that bothers me that it is closer to DC.

I like going further south towards Charleston and beyond, but family in PA are wishing me to stay closer to them

Any Members here live in or around those towns ?  I appreciate your input.

I'm in Inwood, about 20 miles north of Winchester up I-81.  I also have land in Mineral County.

I expect that area will be one of the next "boom" areas as federal agencies move out to Winchester and the eastern WV panhandle.  It's too far to commute to DC, but not to Winchester, Martinsburg, Kearneysville, etc.

Just be careful of what and where you're buying, some plots advertised as "raw land" are really in 5-10 acre lot subdivisions and come with an HOA or deed restrictions.  If you want land make sure it's truly unencumbered.

Negative, Although I've done some JBTing in Hampshire County, my current AO is Berkeley County.

There isn't much in the Romney area. It's about 45 minutes from everywhere.

You're right.

I am in the southern part of the state near Philadelphia, nothing but subdivisions end to end for miles, quite congested here for the better part of 20 years.

I long for the mountains and small towns where I can drive one hour to a small city.

Been thinking about it, it is in a private subdivision with covenants and restrictions, but nobody has been enforcing them for years.
It's 4  flat acres ( almost ), wooded with a small amount of clearing, probably from the previous owner. The sub is accessible on a badly maintained gravel county road
3 miles from an asphalt county road. It's nice and very quiet back there, most of the owners used the sub for hunting, even though there are few full time residents.

Its a mile behind the Prisons off the Hazelton exit.

I've been saying for a long time that I don't want to live more than 15 miles from a super Walmart.  Or 20 miles from a Cosco.  So yeah I agree they are important.

You aint kidding. I paid 96k for my house in 2013 got it market value appraised last month by local agents. and they are quoting between 130 and 150k value now.

I'm thinking probably 125-135k  but thats a nice chunk of change in just 3 years i gained.
