I just bought a 4" chimney liner kit with insulation and wire mesh...

any tips?

It would have been a whole lot faster/cheaper to go electric for the water heater, but I want hot water even if we lose power. I am relining the chimney and moving the gas line.

Side note, a buddy of mine went tankless electric... problem is that he has well water so his input is very cold. Does anyone make storage tanks that you can put in the garage (or out side in the 100*+ VA summer sun) to warm it up a bit before running it through the water heater?
