It'll be another week until I'll be out there again. The elevated platform for the water tank will be the main focus. I take pics and keep y'all posted!

just read through your build, looks awesome.  you really made the last hour of work go by quick lol.

i want to do the same one day.  more of camping and getting away place than a BOL.  but i guess it would nice to have the option if i needed a BOL.

Hey, Aare...I've already decided when it's time to get a loan for a second property, I'm just going to print this thread and bring it to the loan officer.  If he doesn't shake my hand with tears in his eyes and a quivering jaw, I'll sack tap him and spill his paperclips.  I'm only 31; just bought my "forever home", have a 21 month old son and another child on the way in 5 weeks.  This thread has helped me plan for, set a goal, and map out a second property that will be mine in the next four years.  June 2018 or bust.

Hey soldierman; perhaps when this property is "closer to being done" (understanding it's an ongoing process), and/or you've "retired", consider writing a book.  You can publish digitally (via Amazon and the like) for pretty much free.  Your experiences, following of droolers, and style of writing would certainly land you quite a few readers.

We got started on the water tank platform this weekend. If anyone was curious, railroad ties are friggin heavy! A lot!


We got another load of treated rail road lumber and loaded up the trailer.
Then, the real work began. We broke out the trusty pick-axe and started breaking Texas hill country soil. Damn near killed us!




Once the holes were dug, we started sinking ties. We originally started placing them vertically, plumb, level. But, we changed our minds and decided, for strength, to cant the base of the ties outward equally for anti-sway.






Everything got nailed together with 6" galvanized nails, then we went back and secured everything with lag bolts.





At the end of the day, we were wore out from man-handling railroad timber. So we cracked open a cold one and climbed on it like a jungle gym.






Next trip we'll add the center tie, finish the supports, chainsaw off the excess ties and start laying decking.

Yep, they still smelled. When we lag bolted or nailed through them, some seeped a bit. Hope they last a long, long time!

Oh yea! That cold brew went down very nice.

Chainsaw would help speed up cutting and would have made notching in those top cross pieces an option vs relying on the shear of the bolts.

I just paid off my house,  and paid off the rest of my wife's school. I've been looking at land and have some cash put away for it. At the ripe age of 26 I think I'll have it in a year or two

I know I am late to the game, but 4" of closed cell foam sprayed under your roof would go a REALLY long way to minimize heat gain. If you could also caulk, foam other gaps to seal it up, the small ac unit could be very effective. And then just use a large ceiling fan to circulate air for comfort. The more passive things you can add now will help the active (solar) system you plan to add later.

Might even want to put some 1/2"  XPS foam (the pink 4x8 sheets) on the south and west interior wall. An ultra sealed box with a small AC would work well in your area.

Sounds good to me. I'll have to do some research on how it all works. Is it sprayed from a hopper like ceiling texture and the like?

There are a few DIY kits. A popular one has 2 tanks with 2 hoses that mix to make foam at the nozzle/gun. Its much like the Great Stuff foam (which is open cell). You want closed cell. It wont dry up and flake off.

foam specs/companies here

General Sect 7 - thermal protection here.

Building "specs" are broken up in divisions. "Master Spec" is the industry standard. Divisions: 0-49 The old style was 0-16 and has been phased out. Division 7 should have everything you want to know about insulation and types. Hope I didnt go all architect/engineer on you.

I love your project and hope to add helpful criticism. Insulation and a seal building envelope is key to building out there. For future projects, you may want to look at thermal mass for wall design. Works great in the dry/hot texas climate.

Got out there last weekend. Started off by chainsawing off the excess timber.









Just taking a quick beer break, enjoying the breeze.



Notched the railroad ties as suggested by kallnojoy (thanks for the great idea). The chainsaw made quick work of this chore.





Here's my buddy lag-bolting the rest of the cross support beams.



Work was temporarily paused to enjoy a fat tire in the shade. You just gotta enjoy the little things.



Here I am starting on the center support railroad tie. Space was cramped, so it was up to me with my scrawny ass skills.



Went to crank the chainsaw and the rip cord, well...ripped. Oh well, at least I still had the sawzall to finish with.



The center beam notched and in place.



My bud's notching the other side with the sawzall.



Frame's done!



Getting some sun.



Started with the decking. Super pumped at this point!



She's decked!



Some of the lumber still has railroad steel poking through, so I had to whip out the grinder to cut it out.






Next trip we'll be putting the tank up on the platform and starting on getting her all plumbed in. Gutters and piping to the tank will be easy. First flow diverter, sight gauge and all that jazz. Plumbing it under the cabin and to the secondary containment tank will take some planning.

I'm planning on building a cabin with my father soon.
I'm also going to cut 40 foot telephone poles in half, and sink them 8 feet into the found and build a log wall around it over time.

That mail truck brought me some boxes. I wonder what's in them?




100w solar panel with charge controller and a 12v 35ah solar battery. Controller can handle up to 400 watts of panels, so I can add panels and batteries when it's time.



For now, it'll be running some LED lights, a radio and a fan. Gonna get my feet wet with the small set-up for now to learn the in's and out's of solar.

Ok, I'm not gonna lie. I'm pretty damn excited to set up my first solar panel and to have a little power at the cabin!
