Looking for information on Hawkins County area?
Found a potential relocation site / BOL in Hawkins County. I researched the area as best I could on the Internet (nearest town is Rodgersville - but this is actually about 10 miles out of town).
Large acreage at $2.2K an acre.
This is in eastern NE TN near VA, KY and NC - west of Kingsport.
City-Data.com shows it has a relatively high crime area (crime index of 516.1 for 2010, which is above the national index of 319.1 but it almost doubled from 2002 when its crime index was 262). Most crime is apparently theft and burglaries. Meth?
Anyone from that area? Thoughts?
I am not from there, but have been there several times in the last several years.
High unemployment.
Not much industry.
Lots of meth labs.
Very leary of "outsiders".
Very rural and rugged terrain.

That seems high for land in that area. That's higher than what we bought in middle TN for.

Well, there's two ponds, a fairly new barn and a "habitable" 3 bedroom house (and it really isn't bad).
And I looked up Fayetteville NC's crime index and it's higher than the area we're looking at!

That's different.
Any rural area in east TN is going to have meth issues. Same for MS or......well, any state nowadays.
Other than that, it could be a pretty cool BOL.
We live just outside of Rogersville, TN near Caney Creek. I have lived here over 10 years and have only recently heard of Meth labs or issues in our town. Meth Zombies stay clear of our property mainly because of the Gun Blast. Unlike the Zombies on TV who go toward the noise of an AR-15, these seem to run the other way. All kidding aside, Most of the people are friendly and can be found in one of any churches on Sunday. Theft and burglaries may seem high from your stats, but it is a large county and a small town. We have 12 acres and 12 more next door to me for shooting firearms, go-carts, Motorcycles, ATV's, etc.... I live 5 minutes from town which is perfect. I do not hear traffic, but if I need something from the store I can be there and back in a few minutes. The parks around us are nice and with Cherokee lakes nearly in our back yard we have camping, fishing, hiking, etc... We moved here from a large populated area to raise my son's and they have become better young men because of it. One in College and the other is a Marine. East Tennessee is in my blood and will always be home. I hope this helps paint a picture of our little historic town.
I know the area pretty decent. The cost per acre seems a bit high, but it also depends on the location and type of acreage––if its cleared bottom land it'll be worth more than mountain land. How big is the barn and what did they build it out of (T-111, Aluminum, tin, etc).
Rogersville is a nice little town. I'd suggest you hit up the Trading Post on the east side of town. Kind of a pawn-shop type deal with lots of stuff––lots of tools, furniture, some guns and knives, kitchen stuff, etc. Also, his wife (?) runs a little restaurant next door.
Yes there are a lot of drug issues out there; recently it involves 'designer drugs' AKA 'bath salts.' Our region is riddled with drug problems unfortunately. Some want uppers, others want downers (morphine derivatives). If you're out in the country I think you'll be alright.
Kingsport is about a 20-30 min drive away, Johnson City is maybe an hr away; and I think Morristown is about the same.
Just FYI, you'll be an 'outsider' for a long time. Like, a generation or so...
PM me. I'd be interested to know which side of Rogersville this area is.
PM sent.
