I am wonderingif this is legal for rental property in wisconsin. They are asking for the following information. I understand that some of this is legal and some of it is unavoidable as well. but a few things stand out.
What information the are requiring. not that it is optional but required.
All prospective household members or 18 years or older
A check or money order for $25.00 per applicant
A check or money order for the $100.00 hold fee ( I guess to hold an apt.)
Contact phone number for employers
Most current statement from SSI/Social Security?Disability payments
Contact phone numbers for any other income recieved
Address and contatc phone numbers of previous landlords
Copy of court ordered child support
Social security cards for ALL residents
Valid photo ID for all applicants 18 years or older
Copy of birth certificates for all minor children
Is it Legal to ask for birth certs for my kids?????? to me it seems unusual to have that and their SS numbers too. I mean heck it would be dead easy for anyone in their office to "steal" my kids identies among other things like mine and my wifes as well. Thoughts? And yes I understand that even if this is entirely legal that I can chose not to rent from this place.

I would not give them any info above in red tell them to FOAD and find something else
Interesting. I assume they are not just nosy, but are trying to determine one's ability to pay.
If they are intrested in someones ability to pay then why would they need birth certs and SSN of my kids?
Just before I sold my rental TH last year, the HOA was discussing changing the bylaws so that landlords would have to get similar information from tenants and turn it over to the HOA "so they would know who was supposed to be living in the neighborhood".
Personally I would rent elsewhere. It's understandable that a LL will want enough info to verify your credit history, employment history, background check, etc. but I see no reason to demand info on your kids.
